Description

As Manager of Corporate Services and Facilities you will work with a group of dedicated individuals to provide safe, secure, compliant and cost effective work spaces that align with company expectations and comply with regulatory requirements. The position will be responsible managing the facilities operations of our worldwide headquarters currently located in Lowell, MA. as well as our other facilities in the America’s region. As part of this role, you will collaborate with Global counterparts to ensure that our offices have a common and consistent approach to facilities management and that Industry Best Practices are shared and implemented. The position will report to the Sr. Director of Real Estate and Corporate Services.

This position is responsible for ensuring high quality, streamlined and cost effective delivery and operation of facilities management in a fast-paced, dynamic, and diverse environment. The successful candidate will be responsible for maintaining safe, reliable and efficient facility operations emphasizing operations and maintenance, scheduling, emergency response, project management, maintaining customer relationships and other activities required for successful day-to-day operations.
There will also be a responsibility for project management (locally and remotely), space master planning, sustainability program implementation and management, and task managing a variety of third party vendors and partners who play a large role in the daily operations of our facilities. This position will work with our Global Security Director and closely coordinate and support the activities of our Security program across the portfolio to include operational oversite of our Security Officers and management of our enterprise-wide access control system.

RESPONSIBILITIES:
Manage operations and facility related projects as required: activities including, but not limited to, facility build-outs, building automation controls, security software, equipment installations, and reconfigurations.
• Oversee a direct staff of seven.
• Manage ongoing facilities maintenance and operations programs, establish standards, and develop metrics using industry best practices, and identify opportunities to optimize facilities space and reduce costs.
• Develop and document standard operating procedures, Life Safety processes and procedures and preventive maintenance programs and ensure the same are implemented across the assigned portfolio.
• Prepare cost estimates, schedules, and purchase requisitions for assigned projects.
• Manage, implement, and or participate in design planning related to space allocation, moves, layouts, and facilities expansion.
• Assist with real estate leasing and implementation as needed.
• Utilizing our ServiceNow System, proactively assess and track customer service needs, advising with assessments, recommendations and metrics.
• Manage our Enterprise-class S2 access control systems integrate credential-based access control, intrusion detection and video applications
• Collaborate, develop and maintain effective business relationships and communications with partners and internal teams.
• Demonstrate technical knowledge and experience in electrical and mechanical systems.
• Supervise and critique work performance by subcontractors and assigned staff to ensure adherence to standards, schedules and specifications.

Qualifications

• 8-plus years of Corporate Services/Facilities Management experience in a similar role
• Proven ability to plan, execute and manage projects effectively, efficiently, and timely.
• Demonstrate good judgment, decision making, listening and leadership skills.

In addition, preferable skills and behaviors include:
• Knowledgeable in basic accounting and finance principles.
• Have a proven ability to multi-task and prioritize in a fast paced environment.
• Be computer proficient and literate (fluent in MS Outlook, Word, Excel, PowerPoint, and Project).
• Have a balanced mix of strong people, technical and analytical skills
• Have superb written and oral communication skills, and the ability to operate in team environments.

EDUCATION/CERTIFICATIONS:
• Bachelor’s Degree in Facility Management, Design, Engineering or equivalent experience in a related field.
